Four families of projects, one team. Renovation of the common areas, work in the private units (kitchen, bathroom, flooring), reconstruction after a loss, 24/7 emergencies. Why Choose Korvell for Your Building Work

One Point of Contact, Simplified Management

Korvell carries out and manages your condominium renovation and maintenance, from the initial assessment to final delivery. We understand the declaration of co-ownership, the Civil Code of Québec, and Bill 16, while keeping occupants informed before every intervention.
Specialized in condominiums and rental buildings, we support syndicates of co-owners with common area repairs and co-owners with repairs in private units. For post-loss files, we also use Xactimate, a recognized estimating software whose price lists are updated monthly based on insurers’ references.

Our promise: ease the workload of the condo board and the property manager through a single point of contact who can oversee the project, coordinate each stage, and simplify decisions all the way to delivery.

FAQ

Frequently Asked Questions About Maintenance and Repairs in Condominiums and Rental Buildings

Building-related maintenance in the common areas is paid for by all co-owners through common expenses or the contingency fund. The allocation follows the relative value of each fraction set out in the declaration of co-ownership, in accordance with the Civil Code of Québec. Maintenance of the common areas is the responsibility of the syndicate of co-owners, never of a single resident. In a rental building, the work is the direct responsibility of the owner.

The answer is found first in the declaration of co-ownership. Very often, approval from the condo board is required, regardless of the scope of the work. Renovations affecting a load-bearing wall, a common area, or any element that could affect the building generally requires authorization, depending on the declaration of co-ownership and the Civil Code of Québec. In a rental building, the owner can renovate their units more freely, without the constraint of a meeting of co-owners.

Shut off the water supply, secure the premises, then notify the syndicate of co-owners and the insurer. For emergencies, Korvell responds in under 1 hour: drying, securing the site, and coordinating with insurers. We also handle communication with the occupants and neighbours involved so the situation is managed with clarity, method, and confidence. In a rental building, the owner coordinates directly with Korvell.

Improvements and alterations to common areas require a vote at a meeting of co-owners. Routine maintenance and emergency repairs can be carried out without a prior vote. Certain projects are subject to specific majorities set by the Civil Code of Québec.

Because they have a command of the declaration of co-ownership, occupant coordination, building by-laws, and the requirements specific to multi-unit buildings. Korvell works exclusively in condominiums and rental buildings, under RBQ licence 5870-8538-01. This exclusive specialization safeguards the execution of each project and limits surprises for the syndicate of co-owners.
